Moisture is what mold needs, so we use moisture meters and thermal imaging cameras to evaluate moisture levels and pinpoint the potential sources feeding it.
Clear findings
You get a straight report of what we found and what it needs. Where an assessment or laboratory testing is warranted, we say so and refer you to an unaffiliated third party.
Remediation plan
If mold is present you get honest findings, a clear plan and an estimate for remediation if needed. We identify the moisture problem; correcting it is the right trade's work, not ours.

If you can see mold, testing usually tells you something you already know. The EPA is direct about this: where growth is visible, sampling is generally unnecessary, and because no federal limits exist for mold or spores, a result cannot be measured against a legal threshold anyway.
There are two situations where testing earns its cost. The first is suspicion without evidence: a persistent musty smell, symptoms that ease when people leave the building, but nothing visible to point at and no history of water damage. That is the case where a testing or environmental company is the right first call rather than an inspection from us. The second is verification, confirming after remediation that an area has been returned to a normal condition, which matters most in a sale or a tenancy dispute.
There are also situations, particularly where occupants have health concerns, where we will recommend an assessment before any work begins, and we will tell you when that is the case. Outside those, an inspection is the more useful purchase: finding the moisture source tells you what needs correcting, and a species name does not change the remedy, because any significant growth gets removed regardless of what it turns out to be.
